Wakefield is the southeast corner of Carroll County, hard against the Maine line — about 5,200 people, seven villages, and better than five square miles of open water in Lovell Lake, Great East, Pine River Pond, Balch, Province, and Belleau. Sanbornville is the working center, down where Routes 16, 109, and 153 all come together. Wakefield Corner is the old stagecoach village up the hill on 153. Nearly twelve percent of Wakefield is water, and that decides the work more than anything else does. The Lovell Lake shore is 87 percent houses and camps, most of them inside fifty feet of the water, so the beach comes indoors on every towel and every wet dog and grinds into the carpet by the slider. Great East is a different lake and a different crowd — 1,825 acres, a hundred feet deep, clear to thirty feet, split with Acton, Maine — with bigger year-round houses and the porch furniture and boat cushions that go with them. Pine River Pond gets drawn down about eight feet every fall at the state dam, so those camps close hard in October and reopen in May to whatever the winter left behind. And Sanbornville itself is an 1890s railroad village on village water, sitting right off a Route 16 that gets salted like an interstate all winter, which is a whole other kind of dirty than lake sand.
The planning board put short-term rentals on the 2026 town meeting warrant — a definition, and a permitted use on the shorefront. Whichever way you feel about that, if you rent a camp on Lovell or Great East the carpet is what the guests photograph. Get it cleaned between reopening and Memorial Day, not in August when the sand’s already ground in.
