Andover is a dog town with a lot of water in it. Highland Lake, Bradley Lake, the Blackwater River winding through by Cilleyville and the rail trail. Dogs love every bit of it, and every bit of it comes home in the fur.
The rail trail crosses the Blackwater right next to the 1882 Keniston covered bridge, and the Cilleyville-Bog bridge off Route 11 spans Pleasant Brook a little way from where it joins the river. Pretty spots. Also exactly where dogs go in. River-bottom mud is organic, and organic mud smells. A dog that comes home coated in it will leave that smell behind, and if it dries on the carpet before anyone notices, it’ll linger.
Highland Lake is the other half. Lots of cottages there sit closed from fall to spring. A pet accident last August, blotted up and forgotten, spends the winter in the pad. Then June comes, the cottage warms up, the air gets humid, and the old urine salts start pulling in moisture. The place smells like it has a dog problem even when the dog stayed home.
Not mysterious. Just chemistry and a closed-up building.
Keep an old towel on a hook by whichever door faces the water. Thirty seconds on a wet dog saves the carpet a trip to the cleaner.
A urine spot on top of the carpet is the small part. Underneath, it wicks into the pad and spreads sideways, so a coaster-sized mark can be a doormat-sized problem. We walk the room with a UV light and a moisture meter and show you what’s there before anybody talks price.
Treatment has to get where the urine went. An enzyme or oxidizing product applied heavily enough to reach the pad, given time to work, then pulled back out — and on bad spots a subsurface extraction tool that seals to the carpet and draws from below. Surface cleaning on a pad-deep stain just rinses the top layer and the smell comes back with the first humid week.
River mud is simpler. Let it dry all the way. Vacuum it out dry. Then clean what’s left. Scrubbing wet river mud is how a small mess becomes a big one.
Spot treatment is about $40–$75 per area. Anything that has soaked into the pad gets quoted after we look with the UV light, because price follows how much carpet is really involved. Pair it with a whole-house carpet cleaning at cottage opening and it’s one trip.
Old urine leaves salts in the carpet pad that pull moisture from humid air. A cottage that sits closed all winter and warms up damp in early summer will reactivate a stain that is a year or more old. The fix is treatment that reaches the pad, not another surface cleaning.
Leave it alone until it is completely dry, even overnight. Then crumble it and vacuum it up. Most of it comes out that way. What is left can be spot cleaned or extracted. Scrubbing it while wet pushes the mud and its odor deeper into the fiber.
Not every one. If urine has gone through the pad into the subfloor repeatedly, the pad may need replacing and the subfloor sealed. We will tell you after the UV inspection rather than sell you a cleaning that will not last.
Yes, once dry. The enzyme and oxidizing products we use are made for homes with pets. Keep animals off treated areas for a few hours while they dry, and leave a window cracked. We will tell you which rooms to keep closed.
