Most cleaners won’t give you a number until they’ve been to your house. We publish our rates so you can plan before you call anyone.
The calculator above is not a lead form with a number attached — it is arithmetic on the rate card below. Square-footage work is tiered, furniture and rugs are flat per piece, and a minimum applies to small jobs. All of it is published here so you can price a room yourself, check the estimate, or work out whether it is worth adding the spare bedroom while we are already there.
Both are tiered by the total area cleaned in one visit. The rate that applies is the tier your whole job falls into, not a blend.
| Area Cleaned | Carpet / Sq Ft | Tile & Grout / Sq Ft |
|---|---|---|
| Up to 1,000 sq ft | $0.50 | $1.00 |
| 1,001 – 2,000 sq ft | $0.45 | $0.95 |
| Over 2,000 sq ft | $0.40 | $0.90 |
Because a large share of the cost of any visit is fixed. Getting the truck there, running hose, setting up and breaking down happens once whether we clean 400 square feet or 2,400. Once the setup is paid for, additional area only costs time and solution, so the per-foot rate falls. It is also why adding rooms to a booked visit is the cheapest cleaning you will ever buy, and why two separate small visits cost more than one larger one.
Yes — $175. If the items you select come to less than that, the minimum applies instead. It exists for the same reason the tiers exist: a visit has a fixed cost floor regardless of how little work is in it. Practically, it means a single small room on its own lands at the minimum, so it is almost always worth adding a hallway, a stair run or an area rug to the same trip.
Flat prices, not square footage — furniture and rugs are priced by what the piece actually takes.
| Item | Price | Item | Price |
|---|---|---|---|
| Couch, loose cushions | $150 | Rug, 2×6 or 3×5 | $20 |
| Couch, attached cushions | $120 | Rug, 5×8 | $45 |
| Loveseat, loose cushions | $105 | Rug, 8×10 | $75 |
| Loveseat, attached cushions | $90 | Rug, 9×13 | $90 |
| Chair | $60 | Rug, 12×15 | $135 |
| Ottoman | $40 |
More surface and more edges. A loose-cushion couch has both faces of every cushion, the boxing around each one, and the deck underneath — all of which get cleaned and all of which have to dry. An attached-cushion piece has a single continuous surface and no hidden boxing. The $30 difference on a couch is the extra time, not a different process.
All three are priced per square foot of carpet cleaned, on top of the cleaning rate. Deodorizer at $0.25 targets odour held in the pile rather than masking the room. Carpet protector at $0.35 restores the stain-resist barrier that foot traffic and previous cleanings wear off — worth it on light carpet and traffic lanes, less so on a rarely-used room. Antimicrobial at $0.45 is the one to add after pet accidents or water intrusion, where the problem is biological rather than cosmetic.
These are our published rates and the estimate is built from them, but it is still an estimate: a walk-through confirms the area and flags anything that changes the work. For how these figures sit against regional pricing generally, see what carpet cleaning costs in NH.
