Tile & Grout Cleaning in Alton, NH

Alton has a lot of small old buildings with original tile in them, and original tile is the reason we look before we pick a chemical. Soft hundred-year-old grout and a modern acid cleaner is a bad meeting.

Tile & Grout Cleaning in Alton

The camp meeting grounds at Alton Bay are the clearest example of what we’re talking about. The Second Advent campmeeting first gathered there on September 7, 1863, on land leased from the Boston and Maine Railroad, and incorporated as an association in 1876. The grounds grew from four acres to seventy-eight. By 1900 there were better than 250 tents on them and upward of ten thousand people a season coming through. Then the tents turned into cottages, and the cottages went up wherever a tent had been — some of them a foot apart. Over four hundred of them by 1945.

They have burned more than once, which tells you something about how tight they sit: the Tabernacle and the bookstore in 1945, the boarding house and store in 1967, four cottages in 2003, and forty-five on Easter of 2009 — roughly a third of what was left. What survived is old, small, and built closer together than anything gets built now.

A foot of air between two buildings does not ventilate. So a cottage bathroom with an original hex floor holds humidity for weeks, and the grout goes dark from the inside rather than from anything anybody tracked in. Out in the rest of town it’s a different discoloration — Alton Water Works runs only about seven hundred services off two gravel wells, so most of the town draws its own, and private well water in this part of Belknap County carries enough iron to lay a rust-colored stain into a grout line that no amount of scrubbing lifts.

Alton Tip

If the grout in an old cottage bath is dark everywhere and not just in the walking path, that’s moisture and mildew, not soil. Cleaning it helps. Getting air to move in that room is what keeps it from coming back by August.

Identify the Floor, Then Pick the Chemistry

First we find out what we’re standing on. Glazed ceramic and porcelain will take a strong alkaline and a rotary tool without complaint. Unglazed quarry tile, slate, marble threshold pieces, old encaustic — those will not, and acid on any of them etches the surface in seconds and cannot be undone. In a cottage built before anybody wrote it down, we test in a closet corner before we commit.

Then the mechanism has to match the stain. Mildew and moisture darkening in grout wants an oxidizing treatment with real dwell time and then extraction. Iron from well water is a different animal entirely — it is a mineral stain bound in the cement, it laughs at alkaline cleaners, and it needs a specific reducing agent, used carefully and only where the tile can tolerate it. Ordinary soil and wood-heat film want alkaline. Three different problems, three different bottles, and using the wrong one just moves the dirt around.

The tool we clean with injects and vacuums in the same pass, so the soil leaves the floor instead of settling back into the lines. On old work we drop the pressure. Original grout in a ninety-year-old floor can be chalky, and a tile that was already loose gets looser under pressure no matter whose machine it is. We sound the floor for hollow spots first and flag them instead of working straight through them.

Tile and grout runs $1.50–$3.50 per square foot depending on how deep the discoloration has gone; sealing is quoted per area on top of that. We measure and hand you the flat number before anything gets wet. A small cottage bathroom is a short visit and gets priced like one.

Common Questions

What are the orange-brown stains in my grout?

Iron, almost certainly, out of a private well. Most of Alton is on its own water, and iron oxidizes when it hits air and lays a rust stain into the cement. It is not dirt and it will not scrub out. It needs a reducing treatment, and long term a filter on the well does more than we can.

Can you clean the tile in a camp cottage without damaging it?

Usually, and carefully. We test in a corner, drop the pressure, and stay off anything unglazed with acid. What we won’t do is guess. If the grout crumbles under a fingernail we tell you it needs repointing before it needs cleaning, because cleaning it will only take more of it out.

The grout is dark all over, not just where we walk. What does that mean?

Moisture, generally, and often mildew growing in the cement rather than soil sitting on it. That is common in small buildings with poor ventilation. Oxidizing treatment and extraction will bring it back a long way, but if the room stays humid it will darken again within a season or two.

Will sealing stop the iron staining?

It slows it down noticeably. A penetrating sealer keeps mineral-heavy water from soaking straight into the cement, so the stain builds more slowly and cleans up more easily next time. It is not a barrier and we won’t sell it as one. On a well-water floor it’s still worth doing.

How long does a small bathroom floor take?

An hour or two, most of it dwell time rather than machine time. Bigger kitchen and mudroom floors run half a day with sealing. You can walk on it once it is dry to the touch; if we sealed it we ask you to stay off for the rest of the day.
